An existing single-storey building on Streatham High Road — prominently located within the town centre but significantly underusing a brownfield site in a highly accessible location. The building sat noticeably below the prevailing scale of the High Road and offered limited scope for improvement without full redevelopment.

The client's ambition was to intensify the site while retaining its established hospitality use. RIDE developed a proposal for demolition and redevelopment, delivering a new five-storey building with a re-provided public house at ground floor and a digitally managed hotel above.

The design responds to the rhythm and materiality of the High Road — red brick upper floors organised into three vertical bays, a dark brick plinth at ground level, and a recessed top storey in dark grey standing seam. The scheme sits within a Conservation Area, and the pre-application strategy was built around demonstrating that the scale and design were proportionate to their context and supported by local precedent.

RIDE led the pre-application submission to Lambeth Council, making the case for redevelopment and the introduction of hotel use on a brownfield town centre site.
