Lyon Road is an active commercial building within Merton Industrial Park, home to a mix of co-working tenants, a gym, and a ground-floor café. RIDE secured planning consent for a new third-floor office addition, delivering flexible modern workspace with a set-back fourth floor, a south-facing terrace, and a new external lift providing step-free access across all levels. The fourth floor was designed to sit recessed from the front elevation, keeping the roofline legible from the street while significantly increasing the lettable area for an already-occupied building with committed tenant demand.

Building on that consent, RIDE has now submitted a further application to add a fifth floor above, continuing the incremental intensification of the site. The approach treats the building as a long-term asset to be optimised in stages rather than a single redevelopment, with each application building directly on the approved scheme before it. Both phases include upgrades to entrances, stairwells, cycle storage, and refuse provision to keep the building genuinely functional as it grows.
