Corner Flag is the conversion of a redundant public house on Hornsey Road into nine co-living rooms, each with its own kitchenette and en-suite. The change of use fell within permitted development rights, so the project moved straight into technical delivery without a planning application. RIDE was appointed at Stage 4 and led the scheme through to practical completion, taking responsibility for the full construction information package and site observation throughout.

The project is a good example of the value RIDE brings at the technical delivery stage: working within an existing building envelope, resolving the structural, fire, and building regulations requirements of a multi-room co-living fit-out, and keeping the programme on track for a developer client with an occupied asset to bring to market. The retained pub character of the ground floor gave the scheme a distinctive base, with the upper floors reconfigured to maximise the number of self-contained rooms within the existing floor plates.
